Buying New Construction in Charlotte

Charlotte is the center of the metro and still the largest single source of new construction in it. Inside the city limits, new communities cluster in a few corridors rather than spreading evenly: Steele Creek and the River District on the southwest side, the University and Highland Creek areas to the northeast, and infill townhome projects closer to Uptown where older parcels are being redeveloped. Each corridor draws a different set of builders and a different price point, so "new construction in Charlotte" covers everything from entry townhomes to custom homes on large lots.

The tradeoff inside Mecklenburg County is usually commute time against lot size and price. Communities near the I-485 loop offer the shortest drives into Uptown and the airport, while the outer edges of the city give you larger lots and newer schools at a lower price per square foot. Because Charlotte pulls from so many builders at once, it is also where incentive competition is strongest, and where the gap between a builder's published offer and what is actually negotiable tends to be widest.

It depends on the corridor. Steele Creek and the River District sit roughly 15 to 20 minutes southwest of Uptown outside rush hour and close to Charlotte Douglas International Airport. The University and Highland Creek areas are about 20 to 25 minutes northeast via I-85 or I-485. Infill communities near Uptown are inside a 10 to 15 minute drive. Plan on adding time during weekday rush hours on I-77 and I-85.

What school district serves new construction in Charlotte?

CMS is a single county-wide district with attendance zones drawn by address, and new construction communities are sometimes rezoned when a nearby school opens or reaches capacity, so confirm the current assignment for a specific community before you write a contract.
