Fort Mill is the most sought-after new construction market on the South Carolina side of the metro, and the reason is the school district. The Fort Mill School District is consistently among the highest rated in the state, and buyers pay a premium for it: Fort Mill new construction generally starts higher than nearby Indian Land, Lancaster or York for a comparable home.

The town sits just south of the state line along I-77, which gives it one of the shorter commutes of any South Carolina suburb. Land inside the town limits is largely built out, so newer communities tend to be on the edges toward Tega Cay, Rock Hill and the Catawba River. Inventory is tighter here than in the larger production corridors, which means fewer published incentives and more emphasis on timing and lot selection.

South Carolina buyers also benefit from the state's owner-occupied property tax treatment, which typically produces a lower annual tax bill than an equivalent home across the line in Mecklenburg or Union County. That gap is part of why Fort Mill remains competitive even at a higher purchase price.
